https://istrealestate.ae (the “Website”), including any content, features,
and services made available through it.
In these Terms, “IST Real Estate”, “IST”, “we”, “us”, or “our” refers to IST Real Estate LLC, and “you” or “your” refers to any person who accesses or uses the Website.
If you do not agree to these Terms, please do not use the Website.

indicates when changes were made. Your continued use of the Website after changes are posted means you accept the updated Terms.
3) Eligibility
By using the Website, you confirm that you are legally able to accept these Terms under applicable law. If you use the
Website on behalf of a company or other entity, you confirm that you have the authority to bind that entity to these Terms.
4) Permitted use
We grant you a limited, non-exclusive, non-transferable, revocable license to access and use the Website for your personal,
non-commercial use and for legitimate property search and inquiry purposes.
5) Prohibited use
You agree not to:
- copy, reproduce, republish, distribute, or commercially exploit any Website content without our prior written consent (except for normal browsing and printing of a single copy for personal use);
- use bots, scrapers, crawlers, data mining tools, or similar automated means to access, extract, or index any part of the Website;
- reverse engineer, decompile, or attempt to derive source code from the Website;
- interfere with, disrupt, overload, or attempt to gain unauthorized access to the Website, servers, or networks;
- use the Website in any unlawful, misleading, defamatory, abusive, or harmful manner;
- submit false, inaccurate, or impersonated information in any inquiry or form.
6) No professional advice and no reliance
The Website is provided for general information and marketing purposes only. Nothing on the Website constitutes legal, tax, financial,
investment, or other professional advice. You should seek independent professional advice before making any decision to buy, sell, rent,
lease, or invest in property.
7) No brokerage/client relationship
Using the Website, viewing Listings, or submitting an inquiry does not create a broker-client, agent-principal, fiduciary, or other
professional relationship with IST Real Estate. Any relationship, obligations, fees, or services will be set out only in a separate written agreement
(if any) and will be subject to applicable laws and regulations.
8) Property listings and accuracy of information
The Website may display property listings and related information such as descriptions, images, videos, floor plans, prices,
sizes, availability, estimated completion dates, payment plans, rental yields, ROI statements, and community information (“Listings”).
- Information only: Listings are provided for general information and marketing purposes only and do not constitute an offer, contract, or guarantee.
- Subject to change: Listings may change or be removed, and properties may be sold, leased, or reserved without notice.
- No warranty of accuracy: While we aim to keep information accurate and up to date, we do not warrant that Listings are complete, accurate, current, or error-free. Measurements, areas, maps, and images may be approximate or illustrative.
- Your responsibility: You are responsible for verifying all details that matter to you (including any fees, approvals, permits, unit size, availability, completion status, and special conditions) and for obtaining independent legal and financial advice where appropriate.
9) Off-plan projects, escrow, and payments (anti-fraud notice)
For off-plan projects, applicable Dubai/UAE regulations may require payments to be deposited into a project escrow account
and/or handled via approved channels. Always ensure any payments are made to the correct official account and supported by valid
receipts and documentation.
Important: IST Real Estate agents are not authorized to request or accept bank transfers to personal accounts.
If you receive any such request, treat it as suspicious and contact us immediately using the details in Section 1.
10) Inquiries and communications
When you submit an inquiry, request a viewing, or contact us, you agree that we may contact you by phone, email, SMS, WhatsApp,
or other channels you provided for the purpose of responding to your request and providing relevant property information.
11) Privacy and cookies
Our collection and use of personal data is described in our
Privacy Policy.
By using the Website, you acknowledge that you have read and understood our Privacy Policy.
12) Intellectual property
The Website and all content on it (including text, graphics, logos, photographs, videos, databases, and software) are owned by us
or our licensors and are protected by applicable intellectual property laws. You may not use our trademarks or branding without
our prior written consent.
13) User content (if applicable)

18) Indemnity
You agree to indemnify and hold IST Real Estate harmless from any claims, losses, liabilities, costs, and expenses (including reasonable legal fees)
arising from your misuse of the Website, breach of these Terms, or violation of any law or third-party rights.
19) Governing law and jurisdiction
These Terms and any dispute arising out of or in connection with the Website shall be governed by the laws of the United Arab Emirates.
The courts of Dubai shall have exclusive jurisdiction, unless mandatory law provides otherwise.
20) Miscellaneous
- Severability: If any provision is found invalid or unenforceable, the remaining provisions remain in effect.
- No waiver: Our failure to enforce a provision does not waive our right to enforce it later.
- Entire agreement: These Terms and any documents referenced in them (including the Privacy Policy) form the entire agreement regarding Website use.
- Language: If we provide these Terms in more than one language, the English version will prevail in case of conflict.
